Beacon Industrial provides specialized industrial cleaning of process equipment, mechanical systems and facility infrastructure to industrial, commercial and institutional clients. Cleaning of air-handlers, duct work, cooling towers, exhaust systems, air/heat coils and heat exchangers. Cleaning of machinery, industrial exhaust dust and fume collection systems, change-outs of bag-house filters and central vacuum systems. Blast cleaning; pressure washing, dry ice blasting and sodium bicarbonate blasting to remove dirt, grease, rust and coatings. Contact vacuuming of overheads to remove dirt, combustible dust, cobwebs and byproduct. Hand wiping ceilings, walls, conduit and piping to remove grease and residue oil mist. Confined space entry trained for tanks, blenders, industrial ovens, silos and elevator pit cleaning. Cleaning of clean rooms to designated measurement.
Our Services
Overhead cleaning:
Cleaning of hard to reach high areas such as ceilings, ledges, outside of duct work, pipes, conduit, light fixtures, etc. Typically, we’re either removing dry particulate; dust and product debris or oily mist and wet product accumulation.
Why:
- OSHA requirement to control combustible dust (see attached poster)
- Risk Management - (similar as OSHA) typically client insurance carrier audit raises concerns regarding explosive dust and or fire
- GMP – Good Manufacturing Practices depending on the product and process, food, and pharma, are sacrosanct and will cause QA or client to reject the product
- Audit Preparation – third party or client audits to ensure master sanitation schedule and HACCP (Hazard Analysis Critical Control Point) are being followed (food)
- Cross contamination of product causing losses; product contamination or customer rejection, up to and including a recall
- Aesthetics – does not look clean triggering audit failure or customer dissatisfaction (everyone has customers if they are not happy, they go elsewhere)
- Preparation for painting – if the surfaces are not cleaned properly, the paint will not adhere properly
How:
- Contact vacuuming using HEPA filtration vacs
- Hand wiping with white rags and appropriate cleaning agent
- CO2 (dry ice) blast
- Baking soda (sodium bicarbonate) blast
- Pressure washing with hot water
Process Equipment/ Machine Cleaning:
Removing dirt, product residue, oil, grease, etc. It’s wet, dry, or a combination.
Why:
- GMP – Good Manufacturing Practices depending on the product and process, food, and pharma, are sacrosanct and will cause QA or client to reject the product
- HACCP – Hazard Analysis Critical Control Point
- Preparation for audit – third party or client audits to ensure master sanitation schedule and HACCP (Hazard Analysis Critical Control Point) are being followed (food)
- Identify leaks and other needed repairs or clean so equipment can be modified or repaired
- Preparation for painting – if the surfaces are not cleaned properly, the paint will not adhere properly
- Decommissioning equipment no longer needed for manufacturing - must be cleaned before you are able to remove from factory for transportation
- Transporting equipment for relocation or sale
How:

Cooling Towers:
Not cleaning your Cooling Towers can cause severe medical issues.
Why:
- Dirty cooling towers foul chillers and heat exchangers
- Breeding ground for Legionella - CDC reported over 10,000 cases in 2018.
- Algae and bacteria growth, while not Legionella, dirty systems can still cause people with respiratory diseases to have breathing issues
- Reduced efficiency of process equipment being cooled, causing you to have Higher Energy Usage at an Increased Cost
- Meet ANSI/ASHRAE Standard 188-2015 for maintenance and remediation of Legionella in commercial building water

Tanks and Silos:
Scheduled Maintenance and Cleaning is Essential
Why:
- Product changeout - When you are changing from one product to another you will need Cleaning and Maintenance in order to avoid Contamination from the previous product. Infestation can also be a problem to your new product and this makes certain no problems with infestation will develop.
- Internal maintenance repairs - While your maintenance and cleaning is happening issues that can cause you problems are found and taken care of before the problem shuts you down.
- As part of site Master Sanitation Schedule (MSS) or HACCP
- Recommissioning of idle tanks (putting them back in service) - This is the same issue as Product Change. The idle tanks could have been compromised which can cause you problems when you add new product to the tank.
